Zoning/Planning

The Planning Division deals with technical and aesthetic issues as they relate to land use, environmental concerns, and zoning. The number of large animals allowed to be kept is controlled by zoning and lot size. The table below shows the number of animal units permitted on certain size lots in the A-1 zone:

Lot SizeAcres # of Animal Units
20,000-24,999 sq. ft..46-.57 acres 5
25,000-29,999 sq. ft..58-.69 acres 6
30,000-34,999 sq. ft..70-.80 acres 7
35,000-39,999 sq. ft. 81-.92 acres 8
40,000-44,999 sq. ft..93-1.03 acres 10

An animal unit is defined as either one horse, two mini-horses, two mini-mules, one cow, one swine, two sheep or two goats. Swine; however, are a special case, and only one swine is permitted for each 10,000 sq. ft. of property area. All large animals must be kept (fed, sheltered or watered) at least 35 feet from any adjacent dwellings. Four dogs are permitted per residence, regardless of the size of the property.

If you plan on constructing, altering, enlarging, repairing, converting, moving or demolishing any building or structure, the Building Code requires a Building Permit. Additionally, permits are required for:

  • Re-roofing
  • Installing or replacing hot water heaters
  • Slabwork and driveways
  • Lawn sprinklers
  • Outdoor lighting (low voltage lighting excluded)

If you have any questions regarding permits and requirements, stop by the Building Division or call (951) 270-5636 or (951) 582-5559.
